Tenants OF Saburi @ Vakola Bridge


1.Mrs. Bina Chowdhuri: Rent Rs.138/- p.m. Is tenant of premises on First Floor. Keeping shabbily her premises. Illegally claims terrace. Spends lacs on one of the costliest advocate for delaying, stalling and harassing. Has successful sons in legal profession, corporate etc.. Is also having several other properties and huge bank balance.
2.Dattatraya Pan Bidi Shop: Rent Rs.40/-  P.M. .Four earning sons. Huge Monthly Income. But stopped paying meager rent for fancy as knows that landlord will have to spend life and huge fees on advocates if and when he decides to recover rent.
3. Kishansingh Chauhan was a staff of Shri M M Tholiya. He illegally took over a Jawahar Hotel and runs. He keeps offering free Tea and food to local politicians, goons, BMC staff etc and manages to run unlicensed Hotel.
Landlord pays BMC Property tax now per year Rs 13338/- besides that we pay land revenue tax, common maintenance and huge fees on advocates who in turn get us nothing except dates.
You can not find a single paisa beautification efforts from tenants who misuse and over use premises for decades. ..Alok Tholiya
Rent act, appeasement on cast basis, etc are populist measures for creating Vote banks.

At Vakola Bridge , Santacruz East they have forcibly put up a religious banner of their party . And same is a story of RPI whose workers have put up a RPI flag on a pole which local people had installed to hoist national flag. Whah kya dadagiri hei?

Dear Sir,
Namaskar.

After long gap yesterday i.e. 3rd August I visited my old building . Pl. find enclosed pictures clicked thru my mobile which are self explanatory.
Before I make further submission here is a brief history of same:
Around 1942 one good decent goan Christian family  built this building and named it Dias Bungalow.
They kept three tenants in building at different span of time.
1.      My grand father Late M M Tholiya who was then running Jawahar Stores, Jawahar Hotel, etc. . In 1991 I inherited his shops. Subsequent years I started taking interest and started TV shop and wound up some of my grandfathers business. Due to flooding and leakage from first floor ( percolating from terrace to first floor and also from toilet blocks of first floor) lot of damage was caused to me repeatedly. This forced me to shut my business. However during interim period that is in 1989 I purchased from landlord this building.
2.      Late Mr Choudhary was running Bharat Lodge and subsequently inherited by Mrs  Bina , his wife. Her rent since 1950’s is still only Rs 138/- p.m. .
3.      Dattatraya Paan Bidi shop. Their rent since inception of tenancy is Rs 40/- p.m.
4.       My grandfather on humanitarian pleadings by one Hamirsingh and his son Kishansingh gave a 50 sq feet space on west side otla of our shops to run a tea stall as their village was suffering due to drought and they were dying of hunger. It was agreed that he will pay Rs 5 per day to my dadaji. But he developed local connections and started wielding muscle and political power. His good contacts were one Dada running liquor shop and subsequently one Suresh Thakur who was also a nagar sevak due to blessing of big leader from UP. Under their shelter he expanded unauthorizedly  his  stall and started calling same as Ranjit Hotel The same Ranjit Hotel is still running without any municipal licence, without police license and now without FSSAI. Several complaints to all concerned agencies were made. But it yielded no results as there was god father behind this Ranjit Hotel owner. So he pays nothing to owners of property but does roaring business without licence and without paying any taxes. ON my complaint Reliance energy had raided his hotel where he was using stolen power supply. He abandoned several water connections evading bills of thousands and kept on taking new connections.

So my income from building is Rs 178/- p.m. that is Rs
But I hv to pay ever increasing BMC property taxes of Rs 4882/-  and so also I have to pay Rs 3145/- per year to land revenue dept.

I also have to pay for some bear minimum emergency. I am maintaining  the flower bed developed by BMC and the then municipal corporator Shri George Abraham and Shri Basant Kshirsagar. This is costing me another Rs 10000/-  per year.
